It is first tuned to drop d, then half a step down on top of that.
INTRO:
The first part is just muted strumming, then it jumps into these three formations.

for the intro play it through twice, then the next two times with lyrics
the strumming here is down/down/up  down/up   down/down/up-down-up-down

"this ain't goodbye..."
then these appear at the end of every two repetitions

"but i ain't leaving..."
strumming: down/down/up-down-up   down/down/up-down-up-down
It then repeats the verse once through

"OOOOOooooooOOOoooOOo..."
this is pretty straight forward. from the original position (9,9,12) just move the index
finger down to
   seven, place the middle finger on 5th string ninth fret, and play for three strums.
then drag the pinkie
   down one fret for three beats before moving to the five and nine.
strumming: down/down-up/up-down-up  down/down-up  down/down-up   down/down-up/up-down-up(x2)

"i miss the day..."
on the third time playing the pre-chorus, the ending varies. this is what it looks like
immediately after
   the (7,9,11) chord, and replaces (5,5,9)
strumming: down/down/up-down-up(x2)  down/down/up-down-up(x2)

"and now i know..."
it may be hard stretch fingers to six, so i suggest use a pinkie to reach.
strumming: down/down/up-down-up/down/down-up  down/down-up  down/down/up-down-up-down

"shit you are the one.."
the chorus is just the same as the pre chorus, but with muted strumming at the start
